PROJECT OVERVIEW

Tricon delivered the full fit-out of a 160 square metre grey box unit into a working KBC bank branch at Unit 101, Blanchardstown Shopping Centre. The scope took the space from a bare base build through to a finished, customer-facing retail banking environment, complete with mechanical and electrical services, partitioning, glazing, joinery, and branded signage.

Delivered for KBC with Aramark as architect, the project combined a public-facing branch area with staff offices and support facilities, integrating branded shopfront glazing, acoustic partitioning, and a fitted kitchen within a single fit-out.

The Challenge

A grey box fit-out begins from an unfinished shell, requiring the full sequence of services, partitions, finishes, and joinery to be built out to a defined brand and operational standard. For a retail banking environment, that standard spans both the customer-facing branch and the private offices behind it, each with different requirements for acoustics, glazing, and finish.

Acoustic performance was a specific priority. Partitions required a double layer of plasterboard and 50mm acoustic insulation to provide privacy for banking conversations, while several offices needed full-height glazed screens and doors that maintain sightlines without compromising separation. The external and internal shopfronts, in triple-glazed powder-coated aluminium and 12mm toughened glass respectively, had to meet both security and brand-presentation requirements within a live shopping centre.

The Approach

Tricon approached the project as a coordinated retail fit-out, sequencing mechanical and electrical upgrades, partitioning, glazing, flooring, and joinery so that each trade progressed toward a consistent finished standard across both public and staff areas.

Particular attention was given to the acoustic build-up of partitions and the specification of glazed screens, balancing the openness expected of a modern branch with the confidentiality required for banking. The shopfront, signage, and branded finishes were coordinated to present a consistent KBC identity to the shopping centre frontage.

Delivery covered full mechanical and electrical upgrades, plasterboard and suspended tile-and-grid ceilings throughout, and a flooring package combining Tarkett to the main area, vinyl to the kitchen and toilets, and Adams carpet inlay to the offices. Partitions were built with a double layer of plasterboard and 50mm Isover acoustic insulation, with full-height glazed screens and doors to selected offices.

The external shopfront was installed as a powder-coated aluminium triple-glazed fixed window, with an internal shopfront in 12mm toughened glass and double-glazed doors. A fitted kitchen was completed with wall and base units finished in Lacobel coloured glass, alongside shop-fit joinery, signage, and both loose and fitted furniture for staff and customers throughout.

The completed project delivered a fully fitted 160 square metre KBC branch, finished to the bank's brand and operational standard across customer, office, and support areas.

The acoustic partitioning, glazed screens, and branded shopfront gave KBC a branch environment that balanced customer accessibility with the privacy and security demands of retail banking, ready to open and trade within the shopping centre.
